CIC Hospitality manages more than 30 hotels in Scandinavia and Germany.

Art-Invest Real Estate has signed Oslo-based CIC Hospitality to a long-term lease for a 120-room, four-star Radisson in Taufkirchen, south of Munich, with opening set for the first half of 2028. The deal lifts occupancy of Art-Invest's Xperience Quarter to roughly 80%.

The hotel is under construction as part of a new-build district designed by architect HENN GmbH. Workers held the topping-out ceremony in September. The property will offer more than 120 rooms and a fitness area, and CIC Hospitality will operate it under the upscale Radisson flag of Radisson Hotel Group.

Who is CIC Hospitality?

CIC Hospitality already manages more than 30 hotels across Scandinavia and Germany, so Taufkirchen joins an existing portfolio rather than a standalone bet. The operator says it will shape the hotel around business travelers, local companies and tourists.

That positioning matches the location. The quarter sits in a research and technology cluster, next to Space Valley, an aerospace campus the Technical University of Munich (TUM) is developing and describes as Europe's largest. Airbus, Panasonic and HENSOLDT operate nearby.

What anchors demand in the quarter?

HENSOLDT will move its German headquarters into the district and fully occupy an office building of more than 12,000 square meters by the end of 2027. Around 5,000 square meters of office and conference space remains available for lease.

Tobias Wilhelm, Managing Director and head of Art-Invest's Munich branch, said the hotel pairs well with the future HENSOLDT headquarters and should help the location draw companies, employees and international guests.

Dr. Peter Ebertz, Managing Director and Head of Hotels at Art-Invest, framed the signing as more than a hotel lease. He pointed to CIC's work in comparable districts and said both sides share enthusiasm for the site. The deal extends Art-Invest's record of building hotels inside urban districts.

Why Radisson took the flag

CIC Hospitality CEO Matthias Tanski said the quarter offers what the company looks for: international companies, a high level of innovation, and long-term demand for quality rooms.

Max Gross, Chief Development Officer for Central and Eastern Europe at Radisson Hotel Group, said the quarter suits the Radisson brand. He cited its international access, economic momentum and modern district concept.

For Radisson Hotel Group, the signing adds another property in the greater Munich area. The brand contributes recognition and sales reach, particularly in business travel and the conference segment.

Compandion acted as intermediary on the lease. GSK Stockmann advised Art-Invest. The parties agreed to keep further contract details confidential.

Construction continues on site. The hotel opens in the first half of 2028, after HENSOLDT completes its headquarters move in late 2027, and Art-Invest will market the remaining 5,000 square meters of office and conference space in the interim.
