Five European hotel transactions closed in the week ending 9 October 2026, led by Generator's acquisition of the 151-room Novotel London Greenwich from Ares Management and EQ Group, according to the HVS Europe Hotel Transactions Bulletin.

The four-star property, which sits across the River Thames from Canary Wharf near the Royal Observatory, carries a restaurant, a bar and six meeting rooms. Generator will rebrand it as Generator London Greenwich on 1 January 2027, then start a phased renovation in spring 2027 to install its hybrid model of private and shared rooms.

The seller side has a short paper trail. Ares and EQ bought the hotel from Landsec in 2024 as part of a £400 million, 21-property portfolio. That deal has now produced its first disclosed exit within roughly two years.

What did LRO pay for in Edinburgh?

LRO Hospitality, the joint venture between London + Regional Properties and Dutch pension fund manager PGGM, acquired the four-star, 240-room Courtyard by Marriott Edinburgh from a fund managed by CVC Marathon. The hotel sits a short walk north of Edinburgh's old town and Waverley train station and includes a restaurant and bar.

L+R will drop the Marriott flag. Its own brand, Iconic Hotels & Resorts, takes over management of the hotel following completion.

Where are pension funds placing capital?

Copenhagen delivered the week's clearest signal on institutional appetite. CapMan Real Estate, the property arm of Finnish private equity firm CapMan, bought the four-star, 152-room Hotel Scandic Webers from Danish real estate investment company Jeudan. The purchase ran through CapMan's 50/50 joint venture with Danish pension company AP Pension, via the CapMan Nordic Real Estate IV fund.

The hotel occupies a central site by Copenhagen's main train station, with a restaurant, bar and three meeting rooms. The JV plans an extensive renovation. Scandic Hotels, the Swedish operator, will continue running the property.

This marks the joint venture's second acquisition. It bought the four-star, 366-room Crowne Plaza Copenhagen Towers in September 2026, as first reported in the HVS bulletin.

Which operators kept their contracts?

Two deals preserved existing management structures. French private equity firm Extendam sold the three-star, 45-room Ibis Styles Paris Montmartre Nord to a family of industrialists. The hotel, which includes a breakfast restaurant, stands in Paris' 18th district, 2 km north of the Sacré-Coeur Basilica.

Extendam acquired the asset with operating partner MyHotels in 2019 and fully renovated it in 2021. MyHotels will continue to operate the hotel and stays on as a co-investor alongside the family.

In Barcelona, Spanish owner-operator Yurbban Hospitality Group acquired the three-star, 56-room Allegro Barcelona. The property sits in the Eixample district, a short walk from Passeig de Gràcia and Plaça de Catalunya. Yurbban closed the hotel on 5 October 2026 for a full refurbishment and targets a reopening as UMA House Granados in February-March 2027.

What the week's pattern shows

Pension-linked capital appears on both sides of the market: PGGM backed the Edinburgh purchase, AP Pension co-funded the Copenhagen deal, and a private family balance sheet took the Paris asset. Brand flags moved in two of five transactions, with Generator and Iconic replacing Accor and Marriott respectively.

Timeline commitments now stack up. Generator's rebrand lands on 1 January 2027, its renovation follows in spring 2027, and Yurbban's UMA House Granados reopens by March 2027. The CapMan-AP Pension JV, with two deals in two months, has signalled it will keep buying in the Nordic market.
