Art-Invest and Patrizia swap German assets

Art-Invest, on behalf of an institutional fund vehicle, acquired the 414-room, three-star IntercityHotel Frankfurt Hauptbahnhof Süd from Austrian investor and developer CA Immo. The property sits next to Frankfurt's main train station and offers 18,700 sqm of lettable space, a restaurant, bar and six meeting rooms. IntercityHotel GmbH, a subsidiary of Steigenberger Hotels GmbH, operates it under a long-term lease.

In the opposite direction, Art-Invest sold the 186-room B&B Hotel Berlin Tiergarten in Charlottenburg to Patrizia, acting for its special fund PATRIZIA Hotel-Invest Deutschland I. Art-Invest bought the project in 2015 and completed development in 2016. B&B Hotels holds the property on a long-term lease.

What does Whitbread's acquisition change for UK budget supply?

Whitbread acquired the four-star, 149-room Future Inn Bristol, next to Cabot Circus shopping centre, and the three-star, 143-room Future Inn Plymouth at Plymouth International Business Park from Canadian owner-operator Future Inns. Both will convert to the Premier Inn brand — the first reopens in early November 2026, with the remaining rooms trading by mid-December 2026.

Hunton buys Nottingham Belfry out of receivership

British owner-operator Hunton Hotels acquired the four-star, 120-room Nottingham Belfry Hotel & Spa after the hotel ceased trading in February 2026. The property, in Nottingham Business Park near the M1, includes a restaurant, 12 meeting rooms and a spa with pool, jacuzzi and sauna. Hunton plans an extensive renovation before reopening.

French deals: Paris, Chamonix and Lyon

Cofinance Group acquired the four-star, 35-room Les Plumes Hôtel in Paris' 9th district, between Gare du Nord and Palais Garnier, from family-owned Compagnie Hôtelière de Bagatelle. Cofinance plans to renovate guest rooms and public areas.

Extendam and Mont-Blanc Collection sold the three-star, 37-room Hotel Le Lyret in Chamonix Mont-Blanc, roughly 68 km from Geneva airport. The joint venture bought the property, formerly Chalet Hôtel Les Gourmets, in 2022 and reopened it in December 2024 after extensive renovation. The hotel includes a restaurant, bar and outdoor pool.

Whiterock bought the future 96-room B&B Hotel Bron in Lyon's eastern district from developers Icade and Nexity. The hotel, under construction 20 minutes from the city centre, will lease to B&B Hotels on completion. The deal lifts Whiterock's portfolio to seven B&B-operated hotels.

How cheap were the Travelodge assets?

MNK Partners, through its MNK Global Core fund, paid €5.2 million — €51,500 per room — for the 70-room Travelodge Chippenham Leigh Delamere M4 East and the 31-room M4 West site. The hotels face each other across the M4 between Bristol and Swindun, and Travelodge operates both under 18-year leases. The purchase brings MNK to 10 hotels across the UK, Ireland and Poland.

The week's activity shows budget and economy assets dominating German and UK deal flow, while French transactions concentrated on small urban and resort properties. Premier Inn's Bristol and Plymouth conversions set the next visible milestone: full reopening of both hotels by mid-December 2026.
