Leonardo Hotels has taken over three former Revo hotels in Munich, Hanover and Braunschweig, adding 735 rooms to its German portfolio in a single step. The deals expand the group's existing presence in Munich and Hanover and give it its first hotel in Braunschweig.
The vendors and partners on the transactions were Real I.S., Deka Immobilien and Swiss Life. Hendrik Kob, Director of Asset Management at Real I.S., which holds the Hanover property in its portfolio, framed the deal in operational terms: "With Leonardo Hotels, we have secured not only an experienced operator with a strong credit rating, but also ensured a virtually seamless transition thanks to the excellent cooperation."
Jan Heringa, Vice President of Development and Project Management at Leonardo Hotels Central Europe, said the three assets fit the group's multi-format network strategy. "These three hotels encompass different profiles and contrasting business environments – a large-scale conference and events venue in Munich, an inner-city location in Hanover and an entirely new venture in Braunschweig," he said. "This diversity is a good match for our approach of developing a network which extends across various locations and provides a range of hotel services."
Munich: twelfth property, 341 rooms
The largest of the three assets is the former HYPERION Hotel in Munich, which reopens as the Leonardo Royal Munich Bavaria Towers. It becomes the twelfth Leonardo Group hotel in the Bavarian capital and adds 341 rooms and studios. The conference inventory is substantial for a property of this size: six meeting rooms covering roughly 700 square metres, with capacity for up to 290 people. The hotel also operates a restaurant with front cooking, a bar and lounge, a gym, more than 130 parking spaces and electric vehicle charging stations.
The location sits in the Bogenhausen Tor complex near Prinzregentenplatz. Munich city centre is about four kilometres away, reachable by tram in approximately 15 minutes, and the Munich Trade Centre is under 10 minutes away by car – a positioning that supports both corporate and MICE demand.
Hanover: fourth hotel, 220 rooms
The former Intercity Hotel Hannover becomes the Leonardo Hannover City Center, taking Leonardo's count in the Lower Saxony capital to four. The 14-storey hotel stands directly east of Hanover's main railway station. It brings 220 rooms, a restaurant, an outdoor terrace and a bar, plus five meeting rooms, three of which can be combined for larger events.
Braunschweig: market entry, 174 rooms
The Leonardo Braunschweig City Center marks the group's first operation in the city. This former Intercity Hotel, located next to the main railway station, offers 174 air-conditioned guest rooms, all with flat-screen TVs, desks and safes. Four meeting rooms come equipped with conference technology and air conditioning, alongside a restaurant and bar. The station-side location gives the property strong access to the city centre and the wider region, including the historic Castle Square, the Cathedral of Saint Blaise, Brunswick Palace and the St. Magnus Quarter.
Portfolio context
Leonardo Hotels, founded in 2006 as the European arm of Israel's Fattal Hotel Group, now owns and manages more than 300 hotels across 21 countries. Its brands span Leonardo Hotels, Leonardo Royal Hotels, Leonardo Boutique Hotels, Leonardo Limited Edition Hotels and NYX Hotels. For operators and investors, the three German signings underscore a continued appetite for lease and management growth in secondary and primary German city markets, where station-adjacent and conference-led assets are changing hands as owners prioritise covenant strength over headline rent.
The rebranding to the three Leonardo flags is under way, with the group describing the transitions to the new operators as virtually seamless. Expect further German portfolio announcements from Leonardo as it continues to densify its network across both established and first-entry markets.
