Scandic Signs 219-Room Freiburg Hotel in EUR28 Million Deal
Scandic signs a 219-room Freiburg hotel in a EUR28 million deal, its ninth German property, as it absorbs Dalata operations and pushes openings through 2030.

Scandic Hotels has signed a long-term lease on a 219-room hotel in Freiburg, set to open in autumn 2027 after a full interior refurbishment. The deal hands Scandic its ninth operating property in Germany and adds another converted Novotel to its pipeline.
The asset last traded at roughly EUR28 million. Luxembourg-based investment group Iremis acquired the building from Deka Immobilien, which had owned it as the Novotel Freiburg am Konzerthaus. The property closed under the Accor flag before Scandic committed to the lease.
Freiburg sits close to the French and Swiss borders and works as both a business hub and a university city. That mix gives the hotel a resilient, two-legged demand base — exactly what a leasehold operator wants underwriting a refurbishment.
Why Germany, and why now?
Scandic currently runs eight hotels in Germany: two each in Berlin and Frankfurt, plus sites in Hamburg, Munich, Nuremberg and Stuttgart. The group has just opened Scandic Charlottenburg, a refurbished Berlin property, and will add the 296-room Scandic Frankfurt Messe in early 2027. That hotel stands next to Messe Frankfurt and should capture trade fair and conference demand.
The Freiburg signing fits a wider pattern: like other brands, Scandic is stacking multiple sites in major German cities rather than single outposts. In Hamburg it will open Scandic Hamburg St. Georg StadtKontor in mid-2028, followed by the 430-room Scandic Hamburg in early 2030.
What does the 2027 pipeline look like?
It is a heavy year for openings beyond Germany:
- Scandic Bassin Seven, a 342-room hotel on Aarhus Bay, adds scale in Denmark
- The Scandic Downtown Camper in Stockholm completes a 28-room extension
- Scandic Kopling launches as a franchise conversion
- Scandic Frankfurt Messe opens in early 2027
- Scandic Go Stockholm joins the budget brand's pipeline
The group's second brand, Scandic Go, targets budget travellers and is expanding across the Nordics. It recently opened the 144-room Scandic Go Oulu in Finland, with the 152-room Scandic Go Stavanger due in 2028.
How does Dalata change the picture?
Pandox's purchase of Dalata Hotel Group handed Scandic operational control of the Clayton and Maldron portfolios. That transfer includes Dalata's pipeline: two hotels due to open in 2027 and more in 2028.
The first is another Novotel conversion in Germany. A 274-room Berlin property is in refurbishment ahead of a relaunch as Clayton Hotel Tiergarten in late 2026. In the first half of 2027, Clayton Hotel St Andrew Square opens in Edinburgh, extending Dalata's presence there. A nine-storey extension to the brand's Manchester airport hotel adds further inventory.
Takeaway: between leasehold signings, Novotel conversions and the absorbed Dalata pipeline, Scandic has built a multi-brand opening schedule running at full tilt through 2030. Watch Frankfurt Messe in early 2027 as the next test of the German growth thesis.
