Spanish hotel investment group Azora has closed its largest property fund to date, Southern Europe Opportunities III (SEO III), with total investment capacity of up to EUR4.5 billion. Close to 30 investors from 16 countries committed capital, mixing existing backers with new parties. Azora has already allocated around EUR1.2 billion of the raised funds.
SEO III will target southern Europe across hospitality and other sectors, including data centres. Azora deploys its own in-house analyst team to screen opportunities in living, hospitality, logistics, offices, urban assets and land under management.
How deep is Azora's hotel track record?
Azora has invested in more than 100 European hotel assets over the last 15 years. Its current portfolio holds 46 hotel assets with more than 11,500 keys, and it continues to develop. The latest project, Vivood Madrid Navalagamella, is under construction north west of Madrid and will deliver a four-star property with 66 boutique rooms.
The firm is also crystallising value from its previous decade of hotel investment. In early 2025, Azora agreed with partner Grupo Empresas Matutes to let the Ibiza-based group acquire the remaining 75% stake in three hotels, two in Ibiza and one in Sicily, in a deal valued at EUR300 million. Grupo Empresas Matutes takes control of the stabilised hotels with strong operational upside ahead.
In short: Azora is recycling capital from mature assets while keeping a large development pipeline.
What is happening in Italy?
Azora has opened a regional office in Milan and appointed Simone Palmieri as investment director for the country. It first entered the Italian market in 2019, acquiring the Grand Palladium Sicily resort with more than 450 rooms, and later added the Bluserena operating business with 13 resort properties across major Italian holiday destinations.
Italy remains under-penetrated by big international hotel brands compared with other European countries, which creates rebranding opportunities for investors holding assets there.
IHG is one brand group building Italian momentum. It will shortly launch Voco Parma & Congressi, while the Venice Times Hotel opened under IHG's Vignette Collection. In early 2027, IHG launches a dual-branded Milan project pairing a Crowne Plaza with Staybridge Suites, its long-stay brand.
Why does Benidorm matter to the portfolio?
Azora holds five hotel assets in Benidorm, a market where new supply is hard to deliver. Only two openings are scheduled for the foreseeable future: an Ibis Styles in late 2026 and Minor International's Tivoli Benidorm in late 2027, adding 200 rooms to local inventory.
With supply growth that limited, Azora's coastal assets sit in a strong operational position across the Spanish and Italian Mediterranean.
Next for the group: deploying the remaining SEO III capacity across southern Europe, from Madrid construction sites to Italian rebranding plays.
