Hunton Hotels has acquired the 120-room Nottingham Belfry out of liquidation, after agent Savills marketed the closed property at a guide price of around GBP3.75 million.

The hotel, on a business park outside central Nottingham, closed in February 2026 with all staff made redundant. Its previous owners had appointed administrators in January 2026, after failing to sell the hotel as a going concern. Liquidators then instructed Savills, which fielded a competitive process.

Tom Cunningham, regional director of hotel capital markets at Savills, said: "The sale attracted significant interest from the market, generating multiple competitive bids and demonstrating the continued strength of investor demand for hotel assets in the regions."

What does the buyer get?

The asset spans four floors of rooms, a major spa and leisure centre, and meeting space for conferences of up to around 700 delegates. The terms of the disposal leave the new owners free to choose a new brand once a planned refurbishment is complete — the property has no flag attached.

That flexibility matters, because Hunton already runs two IHG properties: the Holiday Inn Nottingham and the Holiday Inn Express Southampton M27. The Belfry is its third acquisition. A rebrand under an IHG flag is a strong possibility.

Why did the hotel fail?

The Nottingham Belfry entered the decade inside an Aprirose portfolio acquired under the QHotels brand. Aprirose spent GBP1.5 million refurbishing the property and relaunched it as a Delta Hotels by Marriott — the third UK site for the brand, part of a rollout alongside Delta conversions in Cheltenham, Ashford, Warrington and Telford.

The Nottingham site failed, but the wider Delta estate did not. There are now 22 Delta-branded hotels across the UK.

Hunton itself is young: the family-owned company was founded in 2020. The Belfry purchase takes its portfolio to three hotels.

What next for Delta in Europe?

Marriott continues to push Delta globally as a conversion-friendly brand, with three European pipeline properties:

  • Delta Hotel Leverkusen, Germany — 193 rooms, refit underway, relaunch scheduled for spring 2027
  • Campania, Italian coast — 270-room conversion, refurbishment before opening
  • Giardini Naxos, Sicily — the 296-room former RG Naxos Hotel, beachside, converting in 2028 after refurbishment

Hunton now moves to refurbishment and brand selection at the Belfry; whether IHG takes the flag should become clear as works progress.
