Ennismore has signed Delano Puglia, a 76-key lifestyle resort scheduled to open in 2028 on the Adriatic shoreline of Monopoli, marking the Delano brand's first Italian property and Ennismore's debut in Apulia.
The project is a partnership with Italian groups LIMM and Società Rinascimento Valori. Monopoli, a historic Adriatic port, will host a hotel that Ennismore positions as both a resort and a social hub, with food and beverage drawn from the group's Paris Society platform.
What does the deal cover?
The hotel will carry 76 guestrooms, including 13 suites, alongside "The Source by Delano" wellness concept and an all-day speciality restaurant by Paris Society. Two pool bars, a lobby lounge and a reimagining of Miami's Rose Bar complete the F&B mix. Flexible indoor and outdoor event space adds meetings and private functions to the operating mix.
Design references in the announcement stress light-filled interiors and indoor-to-outdoor transitions. A natural palette and Mediterranean planting are also flagged as part of the architectural brief. Ennismore and its partners have not disclosed total development cost, build area or the staff headcount planned at opening.
How does Delano position the property?
Delano sits within Ennismore's lifestyle portfolio. International rollout to date has covered the Middle East and selected Caribbean markets. Puglia takes the brand into southern Italy and into a competitive leisure corridor running from Ostuni and Fasano down to Lecce.
The signing places Ennismore against Italian luxury and lifestyle operators already active in Apulia. Room supply, average daily rate and occupancy pressure are likely through 2027 as competing openings come online. Developers and investors will track the Monopoli scheme for its effect on seasonal pricing along the central Adriatic stretch of the region.
Who is behind the partnership?
LIMM is a real estate group led by CEO Vito Liuzzi. Società Rinascimento Valori is a co-investor within the ownership consortium. Ennismore acts as lead brand operator and design lead.
"We are proud and delighted to begin our partnership with Ennismore and work with them on this exciting project, which will become a new point of reference in Puglia for luxury lifestyle under the Delano brand," Liuzzi said. "Delano Puglia will be an icon in Puglia for years to come."
What is the operator's read on Italy?
Phil Zrihen, Deputy Group CEO of Ennismore, framed the signing as a continuation of the brand's resort strategy. "Delano has always been about a feeling — a sense of ease, elegance and cultural relevance that transcends place," Zrihen said. "Bringing the brand to Puglia is a natural evolution of that philosophy. This extraordinary destination offers a rare balance of beauty, authenticity and understated sophistication, making it an ideal setting for Delano's refined resort spirit."
What comes next?
Construction, design finalisation and operator recruitment will run through 2027, with the 2028 opening as the next material milestone. Ennismore and LIMM are expected to update on groundworks, leadership appointments and the opening season within the next twelve months.
