Ennismore has signed a 120-room Mama Shelter hotel in Porto's Baixa district, partnering with Geneva-based Propreal Capital Partners on the operator's second hotel project in the city.
The new-build project, within walking distance of Porto's historic centre, brings Mama Shelter's active European development pipeline to seven locations. Propreal, which has acquired and managed more than EUR 3 billion of assets over the past decade, is also delivering a 132-room Sofitel on Rua de Santa Catarina from a historic refurbishment.
"This signing marks a significant milestone for Propreal Capital Partners, our second hotel development in Porto and our first with Mama Shelter," said Marcus Siggelow, Head of Asset Management at Propreal Capital Partners. "Porto is a market we know intimately and one we have deep conviction in."
What does the Porto property include?
The hotel will follow Mama Shelter's lifestyle template: a single restaurant running from morning brunch into evening DJs, with interiors designed around what the brand calls a "playful ethos" tuned to Porto's artistic community.
The Baixa address puts guests within reach of the UNESCO-listed Ribeira and the main tourist flows, a position that supports year-round demand from leisure and short-haul city-break segments.
How does the deal fit Propreal's Iberian book?
Propreal's second Porto project, the upcoming Sofitel, converts a heritage building into 132 keys on the retail-heavy Rua de Santa Catarina. Splitting assets across Accor's luxury-lifestyle (Mama Shelter, via Ennismore) and premium (Sofitel) tiers gives the firm a price-point ladder inside one secondary Iberian city.
The dual-asset approach also leverages Propreal's local operating relationships and amortises brand-acquisition and development overhead across two adjacent sites.
Where is the brand expanding next?
Mama Shelter, launched in Paris in 2008, sits inside Ennismore, Accor's dedicated luxury and lifestyle platform — Accor took a 35% stake in the business in 2014. The brand's near-term European pipeline comprises:
- Amsterdam: 150 rooms, pre-opening, with meeting space and a dedicated karaoke room
- Lake Como: 150 rooms including 21 suites
- Casablanca: 141 rooms and apartments within a new-build site
In France, additional sites are in planning for Val d'Europe and Toulon. Mama Shelter Val Thorens will open in the Alpine resort in late 2027, taking the brand into ski-season demand for the first time.
Where does the global pipeline reach?
Internationally, signed projects extend to Cape Town, Mexico City and Bangkok. The brand's US debut uses a Los Angeles office-to-hotel conversion, adding a rooftop pool to the amenities stack.
For Accor shareholders, the acceleration signals continued portfolio rotation into higher-RevPAR lifestyle inventory at a moment when European city hotels are leaning on rate recovery into 2027.
What happens next?
The Porto project moves into design and permitting; Ennismore has not yet given an opening date. Watch Amsterdam and Lake Como open first across 2026, setting operational benchmarks the Porto team can replicate before the 132-room Sofitel arrives on the same city's lodging map.
