  1. First course

De Silva City acquired four Accor-branded hotels in Poland totalling 752 rooms from Essendi, bringing its portfolio to 24 hotels.

  2. Second course

Atream Hotels REIT acquired the 216-room Sun Palace Albir in Spain and will invest €2.7 million (€12,500 per room) in renovations.

  3. Third course

Pierre & Vacances will operate Sun Palace Albir under a 15-year lease.

  4. Fourth course

Kronen Collection acquired the 73-room Keswick Country House Hotel, its fifth hotel in regional UK, and plans a four-star repositioning.

Polish owner-operator De Silva City has acquired four Accor-branded hotels totalling 752 rooms from French owner-operator Essendi, in the largest of three European hotel transactions recorded by HVS Europe in the week ending 25 September 2026.

The Polish portfolio is headlined by the five-star, 368-room Sofitel Warsaw Victoria, which occupies a prime city-centre site overlooking Saxon Garden and Piłsudski Square. The deal adds three properties in Szczecin: the four-star, 117-room Novotel Szczecin Centrum; the three-star, 161-room Ibis Styles Szczecin Stare Miasto; and the two-star, 106-room Ibis Szczecin Centrum.

Why Szczecin matters to buyers

Szczecin is a port city of some 390,000 people in north-west Poland, close to the German border and 150 km from Berlin. The three centrally located Szczecin hotels give De Silva City exposure to cross-border German demand alongside the flagship Warsaw asset.

The acquisition brings De Silva's portfolio to 24 hotels across Poland. The seller, Essendi, exits a position spanning Poland's capital and its north-western market in a single transaction.

What is Atream doing in Spain?

French asset-management firm Atream, through its Atream Hotels REIT, has acquired the four-star, 216-room Sun Palace Albir in L'Albir, on the coast between Valencia and Alicante overlooking the Mediterranean. The hotel includes a restaurant, two bars and a wellness area with indoor and outdoor swimming pools.

Atream plans to invest €2.7 million — €12,500 per room — to renovate guest rooms and public areas. French operator Pierre & Vacances will run the property under a 15-year operating lease, giving the REIT a long-duration income line from the outset.

How is Kronen Collection expanding in regional UK?

British owner-operator The Kronen Collection has acquired the three-star, 73-room Keswick Country House Hotel in the Lake District in north-west England. The asset includes a restaurant, bar, three meeting rooms and a separate 38-room staff accommodation building — a meaningful facility in a regional labour market where staff housing often constrains operations.

Kronen Collection plans an extensive refurbishment and will reposition the property as a four-star hotel. The deal takes the group to five hotels in regional UK.

What the week's deals signal

Three transactions across Poland, Spain and England in one week point to continued liquidity in European hotel assets at both portfolio and single-asset level. Corporate sellers such as Essendi are using portfolio disposals to exit markets cleanly, while REITs and owner-operators are deploying capital with defined capex budgets and, in Atream's case, a secured 15-year lease operator from day one.

Watch for De Silva City's integration of the Accor brands across its enlarged 24-hotel Polish portfolio, delivery of Atream's €2.7 million renovation programme at Sun Palace Albir, and Kronen Collection's four-star repositioning of Keswick Country House Hotel in the coming quarters.
