CBRE has launched the sale of Raheen House Hotel, a three-star boutique hotel and wedding venue at the foot of the Comeragh Mountains in Clonmel, Co. Tipperary, with a guide price exceeding €2 million. The freehold offering marks the retirement sale of owner Elizabeth Day, who has run the property for more than 30 years.

What is being sold?

Raheen House is a Georgian country house with a documented history back to the 1600s. The main house dates from the early 1840s and carries a National Inventory of Architectural Heritage (NIAH) Regional Rating. Day acquired the property in 1988 and converted it into a boutique hotel by 1996.

The Fáilte Ireland-registered hotel operates 15 bedrooms across the main house, the Coach House, and a self-contained two-bedroom Gate Lodge. Cobden's function room hosts weddings and events for up to 135 guests, expanding to more than 200 with a marquee in the gardens. The grounds cover 3.4 acres (1.4 hectares) and include a walled garden used for outdoor ceremonies, private parking for 57 vehicles, and direct gated access to the neighbouring Hillview Sports Club.

Why is the timing significant?

Day confirmed her decision to sell in a statement released with the listing. "For more than 30 years, Raheen House has been a labour of love, and I have always seen myself as its custodian," Day said. "The time is now right to pass this exceptional property on to a new owner who will care for its history, build on its established reputation, and carry it into its next chapter."

The hotel has earned consistent guest recognition, including a place on the Irish Independent's Fab 50 list of Ireland's best places to stay for 2026 and membership of the Great Small Hotels of the World. It also hosts the When Next We Meet music festival, reinforcing its position as a regional cultural venue.

What expansion potential does the asset carry?

A planning application is pending for a 30-bedroom extension and a single-storey spa and leisure centre. If approved, the scheme would more than triple the hotel's current room count. Susan Joyce, director with CBRE Hotels, framed the development angle for investors.

"Raheen House combines real character, a well-established wedding and events business, and clear scope to grow, with planning permission in progress for a further 30 bedrooms and a spa," Joyce said. "A well-performing country-house hotel with this reputation rarely comes to the market, and we expect strong interest will be received from domestic and overseas private investors."

The food and beverage operation centres on Darcy's restaurant, Cobden's dining room, and the Buffalo Bar, with a menu built on locally sourced ingredients. Parts of the gardens were redesigned by Alan Rudden, a nine-time Gold Medallist at Bord Bia Bloom and Gold Medallist at the RHS Hampton Court Flower Show.

What happens next?

CBRE is taking expressions of interest from domestic and overseas private investors. The pending planning application for the 30-bedroom extension and spa remains a key variable for buyers assessing post-fair cap rates and asset repositioning potential in Ireland's regional hotel market. The sale will test pricing for wedding-led, owner-independent country houses in the Republic of Ireland, a segment that has seen limited transaction volume in the past 12 months.
