CapMan Real Estate has acquired the 366-room Crowne Plaza Copenhagen Towers for its CapMan Nordic Real Estate IV fund, partnering with Danish pension provider AP Pension on the transaction.

The 25-storey property sits in Copenhagen's Ørestad district, midway between the airport and city centre, and operates under an IHG franchise. Bellagroup, a local third-party operator, runs the hotel, which includes two restaurants and a suite of meeting rooms. Its location places it adjacent to the Bella Centre, Scandinavia's largest conference venue.

The fund reached its first close in June 2026 with a EUR 750 million target size, making the Crowne Plaza its second acquisition after a residential development in Copenhagen.

Why does the Copenhagen hotel market support new investment?

CapMan managing partner Mika Matikainen framed the deal within the fund's broader Nordic real estate strategy. "Hotel Crowne Plaza Copenhagen is a high-quality asset that fits perfectly with the investment strategy of CapMan Nordic Real Estate IV," Matikainen said. "We continue to see attractive opportunities in selected segments of the Nordic real estate market where strong fundamentals, active asset management and long-term trends support value creation."

CapMan cited constrained new supply as the principal argument for the acquisition. The Top Hotel Projects database tracks only seven developments moving through the Copenhagen pipeline, with the first scheduled delivery a refurbishment rather than new construction.

What new supply is coming online?

Norwegian brand Citybox is converting the former Best Western Plus Copenhagen Airport into a new property. Starwood Capital's luxury 1 Hotel will relaunch the 288-room Hotel Skt Petri in the first quarter of 2027 following a refurbishment. Ruby Hotels will open a 219-room property in Frederiksberg next year, created from an office conversion under an IHG agreement. Aparthotel operator Bob W plans two Copenhagen properties: a 169-room office conversion in Vesterbro during 2027 and a new-build unit in Ørestad for 2028.

Which projects remain unbranded?

Two additional Copenhagen schemes lack international brand assignments. Bryggens Bastion, designed by Arkitema Architects, will deliver 150 rooms as a new build. The Laksegade Quarter Luxury Hotel, part of the former Danske Bank headquarters redevelopment, targets late 2029 completion.

How is CapMan approaching operational value-add?

The Helsinki-based manager takes an active operational role across its hotel portfolio. At the Admiral Hotel in Copenhagen, CapMan is working with operator Strawberry on ground floor public area upgrades and back-of-house improvements. The approach signals appetite for asset management beyond passive ownership in Nordic hospitality assets.

For European hotel investors, the Crowne Plaza acquisition underlines continued institutional appetite for trophy-adjacent Nordic assets despite elevated entry costs. Bellagroup's ongoing tenure preserves franchise continuity with IHG, and the asset's adjacency to Bella Centre anchors exposure to Copenhagen's corporate and conference demand. The Ørestad micro-market will see the most concentrated new openings, with Bob W's new-build arrival in 2028 directly competing for select-service demand.

The next operational milestones for CapMan will be the closing of additional fund commitments toward the EUR 750 million target, alongside the 2028 launch of Bob W Copenhagen in Ørestad and the late 2029 delivery of the Laksegade Quarter Luxury Hotel.
